Simon Property Group (SPG), Upper Management DISCONNECT

Upper Management FAIL

Disconnect between Top (Upper Management) & Bottom (field workers)

https://www.glassdoor.com/Reviews/Simon-Property-Group-Reviews-E2458_P3.htm?sort.sortType=OR&sort.ascending=true&filter.iso3Language=eng&filter.employmentStatus=REGULAR&filter.employmentStatus=PART_TIME

1/10 experience. Would not recommend.

Pros

Decent pay....which you could make at any other organization and save yourself a lot of stress.

Cons

Worked as a Manager on the field team and it was the worst experience I have ever had. The company loves last minute fire-drills with insane due dates, lack of work life balance (trust me they would take your soul if you let them), and horrible management leading teams. If you sign on here, be prepared for a lackluster job that will take away all your time and happiness. The best thing I ever did was get out here and I haven't looked back since!

Advice to Management

Upper management in Indiana, you are so out of touch with what happens in the field. Please take a look at who your managers are in the field, and really think about if they are equipped to lead a team and if they are doing so effectively.

Simon Property Group (SPG), Upper Management FAIL, Racism

 Upper Management FAIL

Horrible Executive Management

Upper/executive management was unbearable

Add some diversity to the teams - especially upper management/executives are nearly all white men

Corporate Racism, Simon Property Group (SPG) Glassdoor Review

"It starts from the Top"

Corporate Racism -- would explain the Following/Harassment of minorities at SPG malls:

weeding out *perceived* undesirables (blacks, Latinos, casually dressed mall go-ers, etc)

towards a high-end mall look.

(example) Keystone Mall in Indianapolis

The Industry Leader in Corporate Bureaucracy

General manager

Pros

- Large Portfolio of great assets - Strong leasing group - A great place to work if you have no interest in being innovative and lack desire to have family/friends - You can easily quit and find a better place to work

Cons

- No diversity in Senior Leadership, leaders disregard diversity and in some cases have allowed discrimination

- HR department is deplorable

 - Zero commitment or investment in employee growth/development

 - Terrible benefits package and retirement match is non-existent

 - Horrible work/life balance

 - Pay is below average (unless you are at the top of the food chain) - Computer systems are archaic - Midwest headquarters

 - You will never be able to read and learn all the policies and procedures at this place, there is a policy for every single move you make. There is zero opportunity to change/challenge or evolve the policies. What was written in 1970 applies today.

 - A lot of terrible assets grouped in with best-in-class. If you are at a profitable asset your budget is robbed to support the bottom. Zero emphasis on supporting the betterment of assets in the portfolio. This was equally frustrating for your leasing rep.

 - The company would steal and sell your soul if it could do it for a profit

Advice to Management

Clean house, bring in new leadership across the board. Long-term employees are not always ones you want to keep around. Learn to be diverse, creative, innovative, and put employees on the front lines first.

poor Glassdoor Reviews for Simon Property Group, TOXIC Upper Management

TOXIC Management, disconnect from reality. UNHAPPY clients -- mall-tenant stores

Corporate will claim they are seeing record numbers and beating last year's numbers however on the field side you see retailers struggling with filling positions, struggling with sales, and overall satisfaction with Simon as a landlord is awful. Essentially Simon is the bully in these situations.

Corporate it too thickheaded to see the changes taking place in the world. How they ran this company years ago is how they continue to run it (behind the scenes stuff)

When your most loyal field team members just leave at 10+ years. It says something

https://www.glassdoor.com/Reviews/Simon-Property-Group-Reviews-E2458_P2.htm?sort.sortType=OR&sort.ascending=true&filter.iso3Language=eng&filter.employmentStatus=REGULAR&filter.employmentStatus=PART_TIME

Stay away please. There are better opportunities elsewhere

Assistant director of marketing

Pros

The field workers are some of the nicest and most caring people I've worked with. You really build a strong bond because we all have to go through the corporate BS of not spending money, but things are never good enough.

Cons

Corporate it too thickheaded to see the changes taking place in the world. How they ran this company years ago is how they continue to run it (behind the scenes stuff). Specifically for marketing, and as of recent, it's a constant revolving door. Marketing Directors who've have been here for years are leaving out of nowhere. This review alone shoud be enough of a reason to not work here. When your most loyal field team members just leave at 10+ years. It says something. Corporate visits are fun. They give you no budget and tell you to make everything better with no money. Sorry that's not how the world works. Holidays are no longer enjoyable. You are working at the highest level of kissing a**. Remember your first retail job as a teenager. Now imagine it in a "professional" environment.

Specifically for my property, employee satisfaction was always at an all time low. Retail is such a small niche and once you get in its so hard to get out because it literally can't be applied anywhere. If you're in retail, knowing people is your best way out. I know who employees who have literally told me they are still here because they're stuck. In the beginning I thought what they offered was the normal work/life balance. Now that I'm out working for a legitimate organization. I can confidently say that Simon has NO work/life balance. None what so ever. Corporate is not transparent with the field teams. The messages they give don't align with what is being seen on the field team side. Corporate will claim they are seeing record numbers and beating last year's numbers however on the field side you see retailers struggling with filling positions, struggling with sales, and overall satisfaction with Simon as a landlord is awful. Essentially Simon is the bully in these situations. You either work with Simon, hate your life, and maybe your store with last or you take a chance with a free-standing store. Honestly from what I've seen, take your chance. Corporate is always off on holiday weeks. Yes week. Not day. It will be Christmas week. You're trying to meet a deadline because the corporate office loves "quick turnaround" projects because we aren't busy enough and you can't get a hold of anyone. NO ONE from the corporate office will respond. They just all disappear. and this is any holiday, not just the big ones. Simon is known for underpaying their employees the field average. You work for this giant organization however your friend who's in the same field whose working with a growing startup is getting paid more. Your essentially working here for job security (who knows if that's still true. I've seen people fired and the new person starts with 20k less than the previous person) and benefits. Honestly there's so much more but you're seeing the trend here.

Advice to Management

Well management is too thickhead to change anything so I'm going to use this space for anyone who think they want to work with Simon. Hello! Please don't work here. Unless you're homeless and you need the money, don't work here. There are better opportunities out there especially with organizations going hybrid/full remote and focusing on work/life balance. This place isn't it.

Simon Property Group (SPG) owned Keystone Mall, "Beginning of the End" with Saks 5th Avenue leaving..affecting adjoining Cheesecake Factory

Keystone Mall's anchor high-end store Saks 5th Avenue leaving July 2024, is indicator of "Beginning of the End. Possibly spillover, with the next-door Cheesecake Factory.

Now what??

Simon Property Group, FAILED strategy of "High End Look" for malls

Simon Property Group (SPG) tried the

High End Look mall

at King of Prussia (KOP) mall, now Keystone Mall (north Indianapolis) just LOST its anchor high-end dept store (Saks 5th Avenue) on July/2024

The above (pushing Keystone Mall & anchor Saks 5th Avenue) as a high-end mall in Indianapolis, explains the FAILED STRATEGY of SPG -- ordering Keystone Mall "mall security" to weed-out lower socio-economic mall go-ers

FAILED Simon Property Group (SPG) Franklin Mall in Philadelphia, importance of anchor-store

On the heels of  high-end anchor-store (Saks 5th Avenue) for Keystone Mall, closing in July/2024, SPG (Simon Property Group) is ABANDONING the Franklin Mall in Philadelphia. Plus, DEFAULTING on loans ("boning" the lender)!

https://wolfstreet.com/2024/07/15/simon-property-group-jettisons-another-mall-to-manage-its-way-through-the-brick-and-mortar-meltdown-by-shrinking-and-walking-away-from-debts/

Simon [ Simon Property Group ] walked away from malls across the US since before the pandemic, including Independence Center near Kansas City, Missouri, which in 2019 generated what was then the largest loss ever for mall CMBS holders.

Simon has also sold malls, including to the public. Since 2012, it has shed 122 shopping centers of all types, or 38% of all its shopping centers, going from 317 shopping centers in its annual report for 2012 to just 195 in its Q1 2024 Supplement.

See below for interesting comment on r/deadmalls, Re: Franklin Mall

Malls are 110% reliant on the strength of their anchor stores to get people to walk through the mall to each of them and not drive to the other side. The little stores feed off of the foot traffic between them.

This is likely the END of Keystone Mall..

Simon Property Group owned Greenwood Mall, 14yo female teen HARASSED by Mall cop -- 1 yr ban for "skipping"

Simon Property Group owned Greenwood Mall, *abusive* Mall Security policies

..so they decided to BAN me for a year and make my parents leave dinner to come sign some paper basically saying i couldn't go back for a year. i tried to explain the whole situation to him and he proceeds to tell me "i can kick you out for whatever i want, whether its your attitude, or i dont like the color of your shirt, i can kick you out, its *my* mall." i have video documentation to prove it.

^^^ SERIOUSLY??

It's what happened to ME, despite loaded with 2 bags of  bought merchandise (items from 2 stores, Maren Made & Urban Outfitters),.

Keystone Mall incident: negative encounter by 2 Mall Security officers, after leaving Maren Made boutique! Followed & HARASSED.. Cops called, ARREST by Indianapolis PD officer! Who REFUSED to listen to my account.. Handcuffed me ROUGHLY!

Mall cop wanted to kick-me-out, otherwise I would be TRESPASSING! I asked him for his name, employee #, so I could file a formal complaint. He REFUSED. He called cops on me, officer said he was NOT going to listen to me. So, I asked him the same thing:

name, badge # (to file complaint)

Then I got ARRESTED!

Here's ANOTHER recent account by "M" (staying at Sheraton hotel) -- wanted to eat at Keystone Mall food court. Harassed by Mall cop, accused of trespassing, Cops called:

Yelp review, 3 Simon Property Group owned malls -- Keystone, Castleton, Greenwood

1st hand account 3 large Indianapolis-area malls (all Simon Property Group owned) -- Keystone, Castleton, Greenwood

https://www.yelp.com/biz/castleton-square-indianapolis-2?osq=keystone+fashion+mall&start=10

Castleton Square is an indoor mall, though it has multiple entrances and all of the anchor stores that remain (JC Penney, Von Maur, Macy's) also have multiple entrances. AMC Castleton Square, which recently a rather major renovation that included an IMAX Theatre, is really the only area of the mall that seems to have gotten recent attention.

The food court, which was a renovation project from a few years back, is still bright and populated but with two recent departures even it seems to struggle a bit with Chick-fil-A being by far the most popular option along with Luca Pizza, Indy Burger, and a couple Asian cuisine joints along with Freshway. There's a Poke' place scheduled to open soon along with one other restaurant.

On weekends, you can still find a train that transports kids along the mall route (for a fee). The center of the mall is also still known to host events and currently right now has a pretty cool virtual reality vendor.

I have been noticing as of late that as vendors move out, there's some vendors getting nice updates. Macy's, for example, has been renovating like crazy and is actually quite nice.

I'd like to see this mall go the way of Greenwood Park - weaving together some open air options with some traditional options. Maybe a combo of Glendale Town Center and Greenwood?

This mall gets a bad rap due to some occasional behavioral issues that surface from time-to-time, though police do have a substation in the mall and I've never felt unsafe here (unlike Washington Square - which is a poorly maintained pit that needs to be demolished).

I'd like to see this mall get a more practical retailer - like say a Target (which, ironically, is the only reason to go to Washington Square). While places like FYE and ThinkGeek are a blast, they're not really reasons to go to a mall. Blondie's Cookies opened up a really nice spot here, but again...places like Spencer's and Yankee Candle or even the myriad of clothing options are terrific but not destination retailers. People need a reason to go to the mall and Castleton Square simply doesn't have too many destination retailers.

This is still a preferred spot for me. I love Fashion Mall, which undoubtedly has better food options, but for more ordinary shopping needs this is my spot. With some renovation and upgrading along with a re-design at the Sears end? Castleton Square could easily survive this current downward trend for malls and situate itself for years to come.

In terms of access, Castleton Square still has accessible parking at virtually all entrances, though it's worth noting that not every entrance has power doors. The main entrances are pretty decent about it, but if you're needing such an option you might drive by the entryway first.

Most of the retails are pretty accessible, some more crowded than others, though the main accessible restrooms are near the food court including a family bathroom.

Keystone Mall, smash/grad in parking lot, Mall Security & Police FAIL

Smash/Grab in parking lot, worthless Mall Security & Indianapolis Police (IMPD).

RIGHT IN FRONT of the 2 high-end stores -- Cheesecake Factory & Saks 5th Avenue. Latter being the flagship high-end store for "upscale" Keystone Mall..

July 17/2022 mass-shooting at Simon Property Group mall (Greenwood/IN), 2 lawsuits filed

Infamous July 17/2022 mass-shooting at SPG (Simon Property Group) owned mall (Greenwood/IN), 4 dead:

https://en.wikipedia.org/wiki/Greenwood_Park_Mall_shooting

shooter walked into food-court bathroom, spent 1/2 hour loading 3 weapons (AR-15, Glock, SIG Sauer M400), went outside, then started shooting

NON-EXISTENT response by SPG Security..!! An armed Good Samaritan (Elisjsha Dicken) likely prevented DOZENS of fatalities..

Victims filed TWO lawsuits:

https://fox59.com/greenwood-park-mall-shooting/families-of-greenwood-park-mall-shooting-victims-file-wrongful-death-lawsuit-against-simon-malls/

Now, the families of the three victims killed have filed lawsuits against the companies that own and provide security for Greenwood Park Mall, alleging that Indy-based Simon Property Group and Allied Security Services failed to properly protect the Pinedas and Gomez from being killed.

Wrongful death suits

In the wrongful death lawsuits filed Tuesday, attorneys for the victims’ families argue that Simon and Allied “failed to take reasonable precautions” to assure that the mall was safe for shoppers.

The suits claims that, prior to the mass shooting, Simon [ Property Group ] “was on notice” that their Indianapolis-area malls had been the site of shootings, aggravated assaults, gang-related crimes and more. Despite this, lawyers argue that Simon and Allied’s security resources “are not dedicated to proactively detecting suspicious activity and weapons” inside their malls.

“In the past three years there have been at least four shootings at Simon malls in and around Indianapolis,” the lawsuits read. “These terrifying numbers serve as a stark reminder that horrific criminal attacks are not only common but are a real and foreseeable risk any time individuals gather in public spaces such as the Greenwood Park Mall.”

The lawsuits go on to argue that – specifically on July 17, 2022 – Allied security personnel should have known about Sapirman’s suspicious activity prior to the shooting as he sat inside a bathroom stall with weapons for over a half hour.

They also claim that security and EMS response to the shooting was not sufficient and that, had Dicken not intervened, Sapirman could have fired “hundreds of more rounds” and killed dozens of more people.

!!!!

My false accusation of Trespassing (& arrest), is an example of an OVER-REACTION by Mall Security.

As part of a *conspiracy*, to profile/discriminate against

non high-level clients (using Harassment by Mall Security, with help from IMPD officers to enforce Trespassing)

[ Evidence below (Yelp & Google Reviews):

Simon Property Group, anti-competitive practice (Profit/Greed) against mall tenants (e.g. Ann Taylor)

 https://www.retailconsumerproductslaw.com/2011/07/simon-property-group-accused-of-using-anticompetitive-tactics/

Extorting tenants (e.g. Ann Taylor) from signing leases in non Simon Property Group owned malls, in the name of Profit/Greed

Which is consistent with Simon Property Group's conspiracy against

non high-end clients ("undesirables") at Keystone Mall

[ Following/Harassment by Mall Security, even trespass charges enforced by IMPD Police ]

to maintain an elite shopping experience, in support of its flagship high-end store Saks 5fh Avenue (& other designer stores..Gucci, et al)

Sept/2024 incident @Keystone Mall, Mall Security accuses patron of trespassing, Cops called

4 months after my incident, it happened AGAIN! Over-zealous Mall Security accuses patron (in mall food court) of trespassing, Cops called. See below Google Maps review of Keystone Mall

https://maps.app.goo.gl/aJBDxEufUSgX1vJdA
As pointed out earlier (negative experiences by Keystone Mall patrons, followed/harassed by Mall Security), this is part of a FAILED strategy by Simon Property Group (owner of Keystone Mall)

"weed-out lower socio-economic patrons ("undesirables"), to give Keystone Mall a high-end shopping-experience atmosphere"

with flagship *elite* dept store Saks Fifth Avenue, plus other high-end designer stores (Michael Kors, Gucci, Tory Burch, etc)

GET THIS:
In early April (mere 7 weeks before my experience, followed/harassment & arrest by Police), Saks Fifth Ave announced it'ss leaving in July..didn't renew release. They simply couldn't make $$ selling pricey-goods (by high-end clientele..doctors, lawyers, etc)

https://www.reddit.com/r/indianapolis/comments/1bw08e1/the_fashion_mall_at_keystone_to_close_highend/

Two things:

1) the strategy flat-out didn't work
converting a 70's mall (built in 1973) with limited-parking, into a modern high-end shopping experience. Complaints about store layout (inconvenient), parking snafus, etc

2) ALIENATING existing (non high-end) mall clients
Following/Harassing by Mall Security, even calling Police for trespassing charge!
^^^
REALLY BAD IDEA! Words travels fast, people quit on Keystone Mall, revenue falls, etc

DOUBLE GET THIS:
Emily Brown (founder/owner of Maren Made) was interviewed Oct 4/2024 by WISH-TV on her entrepreneurialism:

https://www.wishtv.com/lifestylelive/how-maren-made-grew-from-a-startup-to-a-thriving-fashion-business/

Yes, Maren Made was the vendor I patronized before being followed/harassed (then arrest by Police), was Maren Made.

 https://www.linkedin.com/in/emily-brown-512568248/

Emily Brown *actually* told me over the phone, a month later (June 22):

"4 people called in about me [ complaints ]"

which I assume were Keystone Mall Security. Other mall patrons report being followed/shadowed by Mall Security.

Keystone Mall incident: Following/Harassment

It was after I left Maren Made store, that 2 Mall Security officers were standing outside -- who then followed me downstairs. The harassment ensured (false accusation of trespassing), followed with call to Police, then arrest for *trespassing*! With 2 bags of purchased merchandise -- $171.20 at Maren Made, $88 at Urban Outfitters.

^^^ How could this be trespassing, if I spent $425 worth of merchandise over 2 days??

This matches the *incredulous* statement by above mall go-er "M", trying to eat at food-court & being harassed by Mall Security (false accusation of "trespassing"), with police called

^^^ History Repeats Itself, "M" is the latest victim of the Keystone Mall Security (in collusion with Marion County PD) conspiracy -- "weed out" undesirables at Keystone Mall, to support a high-end mall experience (designer stores, with flagship Saks 5th Avenue)

You can include Maren Made (& young entrepreneur Emily Brown, Purdue Univ undergrad "Organizational Management" major) as a victim -- her company brand (& clientele) will take a hit..

She & other Keystone Mall victims could be plaintiffs in Class-Action lawsuit against Simon Property Group (owner of Keystone Mall), who is responsible for this ill-advised DISCRIMINATION/Profiling of customers..
